Who Is GrowHOST?
We are a collaboration of industry specialists in hotels, real estate, property management, onsite management rights, guest services, websites, SEO, PPC marketing, revenue management and distribution. We offer a high performance property management service that uses our collective strengths to ensure your investment property will perform well above market averages.
What are the management fees?
Our typical management fee is 20% under our Grow and Host package. This is our complete package where we take care of absolutely everything.
Can GrowHOST management my property anywhere in Australia?
In short, yes. Currently we have a strong presence with feet on the ground in SE Queensland offering an entire end to end service. Outside of this, the other alternative is the Grow Only package at 14% which allows customers to co-ordinate their own cleaning, linen and maintenance. We still handle all the guest bookings and contact using our marketing systems. This means people can still use our high performance system in locations where we don’t have feet on the ground.
What about cleaning costs, who pays for that?
Cleaning and maintenance is paid for by the owners on top of the management fee, however, a lot of PM companies are not very transparent about these costs. We like to clearly communicate the cleaning charges upfront, as well as providing a forecast of anticipated annual costs using, occupancy and length of stay estimates to give you a more reliable forecast of cleaning costs.
How much money can I make from my investment property using short term rental?
We can provide an initial estimate of not only forecasted gross revenue, but a net revenue forecast accounting for cleaning costs and management fees. This will provide you with a more accurate figure for you to assess if short term rental will be positive option for you.
How can I be sure the forecast is accurate?
Firstly we are industry professionals with skills across a multitude of sectors. We combine our hotel data analytics, property management and marketing skills to create your customised forecast. We use market place data, combined with our industry experience to create 3 tiers to your forecast. Firstly, we establish a ‘Target’ bare minimum expectation which is typically marginally above market performance. Then we create a ‘Growth’ and a ‘Stretch’ forecast indicating where we more realistically expect you to perform. We could even do better, but we don’t want to over promise anything, do we?
Do I need photos of my property?
Yes, however if you don’t already have good quality, professional photos we will definitely assist with this. Also we can help with dressing up your property before any photo shoot, to make those finishing touches. You images are extremely important, let us help you get this part right.
